YKK AP Inc. (Headquarters: Chiyoda-ku, Tokyo; President: Akira Uozu) has participated as a registered manufacturer of openings in the "Energy Saving Design Web Service (Multi-family Housing Edition)" provided by one building Inc. (Headquarters: Meguro-ku, Tokyo), a provider of web-based energy-saving design support services. This service, launched today, July 2nd, allows for high-speed energy-saving calculations for reinforced concrete multi-family housing and is entirely web-based.YKK AP, as a manufacturer of windows and building materials that significantly impact energy-saving performance, is providing product information for YKK AP's multi-family housing (apartments, condominiums, etc.) to this service developed by one building, aiming to create an environment where all designers can easily and efficiently conduct energy-saving considerations.This service is a free simulation support service that allows users to complete the entire process of energy-saving calculations and BEI (Building Energy Efficiency Standard) calculations for complex multi-family housing (reinforced concrete structures) within a web browser. By simply uploading a floor plan file (PDF, etc.), AI (Google Gemini AI) automatically extracts floor plan information. This information is then combined with selections from a database of actual building material product data to easily simulate energy-saving performance. This reduces the increased workload due to legal revisions and costs associated with outsourcing and software adoption. The automatic generation of calculation reports for external envelope performance confirmation and energy-saving suitability review applications has been well-received, but there have been many requests for a similar efficiency service for multi-family housing.Therefore, in collaboration with one building again, we have developed a service that allows for simulations of high-insulation windows in the early design stages of multi-family housing. By releasing the BIM-free, web-based "Energy Saving Design Web Service (Multi-family Housing Edition)" for free, which is now mandatory for all buildings, we will dramatically streamline the complex energy-saving calculations for multi-family housing and support design professionals.Through providing product information to the "Energy Saving Design Web Service" and promoting the service, YKK AP will support the efficiency of architectural design work for non-residential and multi-family housing, contributing to sustainable building in a society where energy saving is mandated.[Background and Objectives]■ Market Trends and Industry ChallengesSince the expansion of mandatory compliance with energy-saving standards in April 2025, multi-family housing must also comply with energy-saving standards for all buildings. However, energy-saving calculations for multi-family housing are extremely complex due to the need for "repetitive calculations for each dwelling unit type, orientation, and floor level" compared to non-residential buildings, and management with Excel has reached its limits. Furthermore, "outsourcing costs of tens to hundreds of thousands of yen per project" and "high introduction costs for BIM and energy-saving calculation software" are new challenges in the design field. Consequently, in addition to the significant time loss and risk of input errors due to manual work, the "cost barrier" is currently hitting small and medium-sized design firms and construction companies particularly hard.■ Problem SolvingTo address these challenges, we have adapted the non-residential service, released in October 2025 and well-received, for multi-family housing (reinforced concrete structures).Features such as automatic information extraction through AI floor plan analysis, integration with manufacturer product databases, and visually intuitive display of specifications and performance by dwelling unit type are provided at no initial or monthly cost (free). This allows for early grasp of compliance status with energy-saving standards, ZEH, and GX ZEH-M from the early design stages without incurring outsourcing or software purchase costs, enabling smooth improvement considerations. Furthermore, as it is linked with the "Program Compliant with Energy Saving Standards for Housing (*3)", it accurately calculates and evaluates the BEI (Building Energy Efficiency Standard) for each dwelling unit in compliance with the Ministry of Land, Infrastructure, Transport and Tourism's energy-saving standards.[Service Features]- Reduced Manual Input through AI Automatic Floor Plan AnalysisBy uploading floor plan files (PDF, JPEG, PNG formats), AI automatically extracts the total floor area of the dwelling, the area of each room (divided into three categories: main living room, other rooms, and non-living areas), and the orientation and area of exterior walls and openings (windows, doors). This significantly reduces manual input effort and lowers the risk of input errors. The extracted results can be reviewed and corrected on a review screen.- Reduced Individual Specification Research through YKK AP Product Database IntegrationProduct data for YKK AP's high-insulation windows and other products are stored within the system. By simply selecting products on the screen, specification values required for energy-saving calculations are automatically reflected. This eliminates the need for catalog searches and manual transcription of numerical data for individual products. (Product data for insulation materials and equipment are planned to be added sequentially).- Visual Management through "Display of Specifications and Performance by Dwelling Unit Type"Visually intuitive displays, such as a list of specifications and performance by dwelling unit type that mimics the building's cross-sectional structure, and color-coded displays of external envelope performance values, BEI values, and compliance status (achieved/not achieved) by dwelling unit type and floor level, make it easy to identify units that do not meet standards and to smoothly consider setting changes and improvements.- Bidirectional Excel Integration with Official ProgramIt can be bidirectionally linked with the government's official program, the "Program Compliant with Energy Saving Standards for Housing (*3)". Not only can input data from this service be downloaded in Excel format (external envelope input sheet format), but existing external envelope input sheets (Excel files) can also be uploaded to import data.
