The Urawa Station West Exit Minami Takasago District Urban Redevelopment Association (Chairman: Koichi Someya, hereinafter referred to as "the Redevelopment Association"), along with participating members Nomura Real Estate Co., Ltd. (Head Office: Minato-ku, Tokyo / President & CEO: Daisaku Matsuo, hereinafter referred to as "Nomura Real Estate"), Mitsubishi Estate Residence Co., Ltd. (Head Office: Chiyoda-ku, Tokyo / President & CEO: Jiro Arashi, hereinafter referred to as "Mitsubishi Estate Residence"), and Daiwa House Industry Co., Ltd. (Head Office: Osaka-shi, Osaka / President: Hiroshi Otomo, hereinafter referred to as "Daiwa House Industry"), are pleased to announce the completion of "Urawa Karue" (hereinafter referred to as "the Building"), as part of the "Urawa Station West Exit Minami Takasago District Class 1 Urban Redevelopment Project" (hereinafter referred to as "the Project") currently underway.The Building is a complex structure comprising residential, commercial, and public/welfare facilities, developed as part of the "Saitama City Planning Urawa Station West Exit Minami Takasago District Class 1 Urban Redevelopment Project." By effectively utilizing the land befitting its location in front of the station, it aims to create new flows of people and vibrancy in the Urawa Station West Exit area, contributing to the formation of an urban residential environment where diverse generations can live with peace of mind. [Exterior View of Completed Building]1. About the ProjectThis district faces the Urawa Station West Exit plaza. Despite being designated in the city's higher-level plans as a district where orderly, high-density land utilization should be promoted, attracting commercial and cultural functions, and urban housing, the land had not been effectively utilized. Furthermore, the central part of the district had not undergone redevelopment since the station plaza was decided in urban planning in 1963. The district contained aging wooden houses with seismic and fire resistance issues, narrow roads, poorly accessed lots, undeveloped sewage systems, and underutilized land. Therefore, this project aims to improve public facilities such as the station plaza and urban planning roads, achieve non-combustibility and effective land utilization through the renewal of building functions, and integrally develop commercial/business functions, public/welfare functions, and urban housing. Leveraging the characteristics of its station-front location, we have promoted this project with the aim of creating an open space for the community, fostering the flow of people and vibrancy, and building a town where diverse generations can live with peace of mind.2. Facility Overview2-1. Origin of the District NameUrawa has developed as a city with a history as an educational center and a rich accumulation of local culture. This project aims to become a hub for disseminating urban culture for a new era, while building upon the history and culture cultivated so far. The district name "Urawa Karue" is a coined word combining "culture" and "education," expressing a place where culture and learning overlap to create new value.2-2. Residential FacilitiesThe residential portion of the Building, "URAWA THE TOWER," is a high-rise urban residential complex with 525 units, located from the 6th to the 27th floors. It features an intermediate seismic isolation structure, ensuring a building plan that prioritizes safety. The units range from 1LDK to 4LDK, offering residences that accommodate diverse lifestyles. While capitalizing on the convenience of its station-front location, the aim is to create a residential environment where residents can live with peace of mind for a long time.2-3. Commercial FacilitiesCommercial and business facilities are located in the low-rise section from the basement level 1 to the 4th floor. By positioning them facing the station plaza and major roads, the plan aims to improve convenience for visitors and surrounding users.Furthermore, an internal passage connecting the north and south of the district is provided within the building, allowing pedestrians to pass through during facility operating hours, thereby enhancing the overall walkability of the station-front area.2-4. Public/Welfare FacilitiesThe Civic Hall Urawa, formerly located about a 10-minute walk from the Urawa Station West Exit, is scheduled to relocate to "Urawa Karue" and open in 2027. The concept is to enhance the functions of a civic hall and provide a facility where citizens can gradually step up their cultural and artistic activities, which they enjoy on a daily basis.The nickname "Urawa U Hall" was decided through a public vote, incorporating the "U" from "Urawa," the "U" meaning "You" in English, and the "U" sound from the Sino-Japanese reading of "遊" (play), conveying the sentiment of "U Hall," "You Hall," and "Your Hall."3.
